HOME MAINTENANCE SPECIAL AC condensate drains should be cleaned out every 60 - 90 days. Some AC filters should be changed out every 30 days, while others can go as long as 12 months. AC Coils should be cleaned every 12 - 18 months. Mis-aligned irrigation heads account for a major percentage of wood rot on homes. Replace carbon cartridge on water filter (point of use systems and refrigerator water dispensing systems) Test smoke alarms Inspect fire extinguishers. During heating season inspect the chimney for creosote buildup. Check air conditioning filters. Check circuit breakers and fuses. Check interior paint. Inspect and clean faucet aerators and shower heads. Clean kitchen exhaust fan filters. Grind ice cubes in disposal to clean and help deodorize. Pour one-quarter cup of baking soda down each drain, followed by a cup of vinegar, let stand, flush with hot water. Pour water down unused drains. Check automatic garage door opener’s safety reverse devices. Open and close faucets that supply water to the washing machine. Check for rust or leaks. Inspect frost free refrigerator drain pan. Inspect dishwasher for leaks and clean strainer and spray arm. Inspect home exterior for general condition.  SPRING CHECKLIST Pressure wash exterior of house, sidewalks, and driveway. Clean and seal grout in bathrooms. Check caulking around tubs, showers, and sinks and replace as necessary. Vacuum smoke alarms and replace batteries. Vacuum air conditioning registers, vents, and ducts. Vacuum refrigerator coils (underneath and on back) Test water heater relief valve Clean exterior of upper story windows. Clean gutters and inspect downspouts. Seasonal pest control. Check all weather stripping on doors and windows. Examine all hardware on windows and doors, lubricate moving parts. Check flame color on gas appliances and test for carbon monoxide. Check attic vents and attic fans for proper functioning. Test GFCI outlets. Inspect porches and decks, paint or stain as required. Inspect wooden bulkheads and retaining walls and fences for rot or displacement. Check air conditioning system and recharge if necessary (performed by licensed air conditioning contractor) Check toilets making sure they are secured properly to the floor. SUMMER CHECKLIST Pressure  wash exterior of house, sidewalks, and driveway. Pressure wash, repair, refinish, and seal decks. Reset any protruding nails. Clean and seal grout in bath. Check caulking around tubs, showers, and sinks. Replace if necessary. Inspect exposed plumbing areas for dampness. Vacuum air conditioning registers, vents, and ducts. Inspect appliance hoses and ventilation. Clean and lubricate sliding glass door tracks and sliding window tracks. Clean and lubricate tub enclosure sliding track. Lubricate door hinges and locksets. Oil garage door rollers and grease track. Patch driveway and other concrete, or treat asphalt. Seasonal pest control. Inspect exposed plumbing areas for dampness.
